More Homes, More Choice

As we head into fall, the Chatham-Kent real estate market is giving both buyers and sellers plenty to think about.

More homes are coming onto the market, buyers have more choices than they did a year ago, and pricing remains an important consideration for anyone thinking about making a move.

So, what is actually happening in the Chatham-Kent market right now—and what does it mean if you are thinking about buying or selling?

More Homes Are Coming Onto the Market

One of the biggest changes we're seeing is the amount of inventory available to buyers.

In August 2026, 289 new residential listings were added to the Chatham-Kent MLS® system. That's a 30.8% increase compared with August 2025 and, notably, the highest number of new listings recorded for the month of August in the history of the data.

At the end of August, there were 584 active residential listings on the market, an increase of 10% from the same time last year.

That means buyers entering the market this fall may find considerably more properties to choose from than they would have had a year ago.

What Does More Inventory Mean for Buyers?

For buyers, more inventory can mean more opportunity to take your time, compare properties and find a home that better fits your needs.

It can also mean that buyers don't necessarily have to feel pressured to make a decision simply because there are very few homes available.

That doesn't mean every property is going to be negotiable or that every home will sell below asking price. Location, condition, price range and how a property is priced can all make a significant difference.

The key is understanding the specific segment of the market you're shopping in—not just the overall Chatham-Kent numbers.

What Does It Mean for Sellers?

For sellers, the increase in available inventory means buyers have more options.

That makes pricing, presentation and marketing particularly important.

A home that is priced appropriately and presented well can still attract attention, but sellers should be realistic about how their property compares with the other homes currently available.

Looking only at what a neighbour's house sold for isn't necessarily enough to determine today's value. The age and condition of the home, improvements, location, lot size, garage, layout and current competition can all affect the price a buyer is willing to pay.

What Are Home Prices Doing?

The August numbers tell an interesting story.

The average price of a home sold in Chatham-Kent in August was $429,223, which was up 2.2% compared with August 2025.

Looking at the first eight months of 2026, the year-to-date average sale price was $438,498, up 1.1% from the same period last year.

However, there is another number worth paying attention to.

The MLS® Home Price Index (HPI) benchmark price for Chatham-Kent was $403,200 in August, down 4.1% from August 2025.

Why the difference?

An average price can be influenced by the mix of homes that happen to sell during a particular month. The HPI is designed to provide a better indication of underlying price trends by comparing more consistent types of properties.

In other words, there isn't just one number that tells the whole story of the Chatham-Kent housing market.

How Much Choice Do Buyers Have?

At the end of August, Chatham-Kent had 5.4 months of inventory, compared with 4.8 months at the same time last year.

Months of inventory is an estimate of how long it would take to sell the current supply of homes at the current pace of sales.

For comparison, the long-term average for Chatham-Kent for this time of year is 2.8 months.

This tells us that today's market has considerably more available inventory than the market has typically had historically.

What Should Buyers Do This Fall?

If you're considering buying a home in Chatham-Kent, this fall could be a good time to start watching the market closely.

Rather than focusing solely on headlines about whether prices are going up or down, look at the properties that are actually available in your price range.

Pay attention to:

  • How long comparable homes have been on the market
  • Recent sale prices for similar properties
  • Whether homes are selling close to their asking prices
  • How much competition exists for the type of home you're looking for
  • Which neighbourhoods and property types offer the best opportunities for your needs
